If you have built a home, added an extension, or installed a pool on your property, you are aware of a BASIX certificate. Introduced by the NSW government in 2004, a building sustainability index (BASIX) certificate is required for all new dwellings, additions, and alterations on projects with a value of $50,000 or more. It is also necessary for projects involving pools and spas with a volume of more than 40kl. The certificate is submitted along with a development application (DA) or complying development certificate (CDC) as part of the process. Chapman Environmental Services has been servicing the Sydney and Central Coast for almost a decade providing BASIX certificates and thermal performance assessments for property owners. Whether you are familiar or not, you may have the one question that everyone seems to have. How much does a BASIX certificate in Sydney cost?

What Is a BASIX Certificate?

As mentioned, BASIX certificates were initiated by the NSW government in 2004 as a means of helping to reduce the amount of water and energy used in residential dwellings. Any new home, addition, or alteration must meet certain predetermined scores for energy and water consumption as well as for maximum heating and cooling loads. The Department of Planning and Infrastructure determines these target scores and they vary depending upon your current climate zone. To obtain your certificate, you must engage the services of an accredited sustainability assessor such as Chapman Environmental Services. We ensure that your home is compliant so that you can continue to the completion of your project.

How We Conduct Assessment for Your BASIX Certification

As a qualified BASIX assessor, we must have access to a set of floor plans for your existing home as well as proposed plans for any additions. With the plans, we can use the BASIX tool to determine whether or not your home is compliant with the latest standards. The BASIX tool examines items such as the type of insulation used, the type of hot water system, heating and cooling systems, ventilation, and more. The dwelling must meet the targets set forth for energy and water use as well as heating and cooling loads. If the home does not meet the standards, we will recommend how compliance can be achieved.

BASIX Certificate in Central Coast Cost

At Chapman Environmental Services, our fees are based upon a variety of factors and will vary on a project by project basis. Things like the condition of a site, the complexity of design, and the size of a house will play a role in the final cost of a BASIX assessment and certificate. Once we have acquired your plans, we can work on a fixed cost proposal which is then forwarded to you for approval. You can find our typical costs for new homes, additions, and more on our website. It is important to note that our fees do not include the NSW government charges of $50 for new homes and $25 for additions, pools, and spas.
